Where To Find Government Foreclosures Listings

Government foreclosures are properties taken by the government from homeowners that couldn't finish repaying their government mortgage loan or couldn't keep paying their taxes anymore. If you want to access the foreclosure listings then you should check with the local county clerk or with the recorder's office to see their available listings.

You can also find foreclosure listings, including government foreclosure listings on the internet. Usually, websites that offer foreclosure listings ask for a registration fee in order to let you view their lists. But before registering on any of these websites you should first check that they have lists with government foreclosures. Besides finding a great number of sites that offer government foreclosures, you can find ones that offer some financing options in case you decide to buy a foreclosed property through them.

All these foreclosure offered by the government are being sold through property management companies. These companies signed a contract with the HUD, which allows them to list and offer for sale the government foreclosures. You can also hire a broker who is registered with HUD to make an offer and draw up a contract in your name. More than that, the HUD will pay the broker's fee, but only if this is specified in the contract.

Don't forget that before buying government foreclosures you should first consider making a home inspection since you don't know in what condition would be the house you want to buy. When you buy a foreclosed house you take it as it is with all its expenses and repairs.

There are some special programs that offer government foreclosures at a smaller price to fire fighters, teachers, law enforcement officers, emergency medical technicians, non profit organizations, and local governments.
